GETTING YOUR PROPERTY PHOTO READY

Moving into a digital age, often a Buyers’ first impression of a home is through an online search so it’s important to make sure the first impression counts.

Having light and bright photos of your property that really show off your homes best features will catch a Buyers eyes and ultimately encourage more feet through your door.

We often are asked by Vendors what they can do to prepare their home for photos and while we are happy to walk you through room by room and offer suggestions, below are some key tips to keep in mind:

Ensure your home is clean – Although everything isn't visible through the photography lense, making sure your floors have been vacuumed and mopped, benches and surfaces wiped down, windows cleaned, skirting boards dusted and fan blades wiped down will ensure you get the best possible photos but will also have your home ready for waiting buyers to come straight through.

Lights – Ensure all the lights in your property are working and replace any blown lights but also check that the same wattage or light warmth (ie warm white or cool white) is used in each room to ensure a seamless flow from each area.

Declutter – Reduce the amount of items out on display. The age old saying of 'Less is Best' definitely applies when bringing your property to the market. Remove items from the kitchen bench, sideboard, beside tables and other areas to ensure the space in your home is maximised. Clean up your bathroom by putting away items from your vanity and from inside your shower.

Yards & External – After seeing a property online, Buyers will often take the time to drive around an area they are interested in purchasing to check out potential homes prior to any viewings. A neat & tidy exterior really ensures that a Buyers first impression is going to be a positive one. Clean up landscaping by making sure lawns are mown and edged, hedges trimmed and garden beds freshly mulched. Remove any cars from the driveway and out the front of the home prior to photos and if needed look to pressure clean to remove oil stains, algae or mould.
